House of Bryan co-star, wife and mom of four, Sarah Baeumler knows a thing or two about home renos (her seemingly endless revamp of her "forever home" with hubby Bryan is the subject of their reality TV show). Here, she shares five tricks for maximizing buyer appeal when you want your house to sell like a hot cake (and for a pretty price).
1. Set the mood in the kitchen: Start by clearing off your kitchen counter tops with everyday items that add clutter to the surface like toasters and cutting boards. Bring in natural touches like potted herbs and create special vignettes like a decorative breakfast tray. Try your best to incorporate bright lighting throughout the kitchen as this area is typically the one that can really “sell” a home to potential buyers.
2. Declutter closets: Potential buyers will want to check out the storage situation so be prepared to show what’s behind closet doors! Sort through clothes to get rid of items that haven’t been worn in the past six months. To maximize space, pack your winter wardrobes in storage containers or vacuum bags and set them aside until next year.
3. Organize bookshelves and cabinetry: For a quick and easy refresh to your living space that will make a big impact on a potential buyer, reorganize your book shelves. Sort books by size or subject and remove any dust or damaged jackets. Arrange your books vertically and horizontally to help relieve the monotony of rows and create more space for your favourite accessories.
4. Follow Trends: Update your home with trending pillows and throws. I love starting with crisp and clean whites as they make it easy to bring in pops of colour with simple accessories.
